It’s great to receive positive feedback from a valued client following our work on an air-space development in the Docklands area of London, with uninterrupted views over Canary Wharf.
The project involved an existing mixed-use residential block comprising a 1950s structure alongside an early 2000s extension. Through a carefully considered air-space strategy, we successfully delivered 3 new apartments, maximising the property’s overall value.

Our role covered planning amendments and the discharge of planning conditions, Building Regulations compliance, and close coordination with structural engineers, fire engineers, and CDM requirements. A key driver of the project was phasing: ensuring the ground-floor shop and basement office remained operational, while existing residents could continue to live in the building. This approach minimised disruption and avoided loss of rental income for the property owner.

We have extensive experience delivering air-space developments and understand the critical constraints and opportunities that make these projects viable. We also offer a feasibility study service for property developers, reviewing potential schemes before acquisition, with early input from structural engineering, MEP, and other consultants where required.

If you are considering an air-space opportunity, we would be happy to discuss how we can support your project from feasibility through to delivery.
