A developer recently purchased this Edwardian terraced property in Cricklewood, North West London, with the goal of maximising its value.

Here’s how we used a smart planning strategy to unlock its full potential:

  • Change of Use Approval – We secured full planning permission to convert the property from two flats back into a single dwelling, increasing its market appeal.
  • Maximised Ground Floor Extension – A carefully designed side infill extension (complying with Brent Council’s strict 2.1m eaves height limit) and a 3m rear extension created a spacious open-plan kitchen, dining, and entertainment area.
  • Utilised Permitted Development Rights for a Loft Conversion – After proving the property was no longer two flats, we leveraged PD rights to add a loft conversion up to 40 cubic meters. This created space for a master bedroom, large bathroom, and walk-in wardrobe – avoiding the stricter planning constraints of a standard dormer extension.
